Should You Wait for Interest Rates to Come Down?
It's probably the question I hear more than any other.
"Maria, should we wait until interest rates come down before buying a home?"
It's a fair question. Everyone wants the lowest possible monthly payment.
My answer usually surprises people.
Instead of talking about interest rates first, I ask a different question.
"If rates dropped tomorrow, what do you think would happen?"
Most people stop and think for a moment.
If mortgage rates came down significantly, there's a good chance many buyers who have been waiting on the sidelines would jump back into the market. More buyers often means more competition, multiple offers, and in some areas, higher home prices.
The truth is, none of us knows exactly when rates will come down or what home prices will do next.
That's why I encourage my clients to focus less on trying to time the market and more on preparing themselves for the opportunities that come along.
Focus on What You Can Control
While you can't control mortgage rates, you can control how prepared you are when the right opportunity comes along.
Here are a few things worth focusing on:
• Improve your credit score.
• Save for your down payment and closing costs.
• Pay down debt where it makes sense.
• Build an emergency fund.
• Get pre-approved so you know exactly what you can comfortably afford.
These are the things that put you in a stronger position, regardless of what happens with mortgage rates.
Waiting Isn't Always Free
Many people think waiting doesn't cost anything.
Sometimes that's true.
But sometimes waiting has its own costs.
If you're renting, another year could mean thousands of dollars spent on rent without building equity. Home prices could continue to rise, and if interest rates eventually fall, you may find yourself competing with more buyers for the same homes.
That doesn't automatically mean buying today is the right choice.
It simply means there are trade-offs either way.
So... Should You Wait?
My answer is the same one I give my clients every day.
It depends on your situation.
If buying today would stretch your budget too far or leave you financially uncomfortable, waiting may absolutely be the right decision.
But if you're financially ready, have stable income, and plan to stay in the home for several years, it may be worth exploring your options now instead of waiting for the "perfect" interest rate.
Buying a home isn't about perfectly timing the market.
It's about buying when you're ready.

After more than 30 years in the mortgage industry, one thing I've learned is that every buyer's situation is different.
My job isn't to convince you to buy a home today.
My job is to help you understand your options so you can make an informed decision that's right for you.
Sometimes that conversation ends with a plan to buy now.
Sometimes it ends with a plan to wait.
Either way, having a plan is always better than guessing.
